Testing

A short-term radon test is conducted by Wisconsin Radon & Environmental, Homeowner, or a Home Inspector. Tests are typically conducted with Electronic, Continuous Radon Monitors. These devices are left in the basement for 2 days (Minimum) and log the radon levels over that period. If test results are above 4 pCi/L, Radon Mitigation is recommended.

Wisconsin Radon & Environmental also offers Advanced Radon Hot-Spot Locating. Deploying Multiple testing units in different areas of the home to better determine radon mitigation approach, potentially eliminating unnecessary cost . This can be advantageous if there are multiple radon-entrance locations: Crawl-Space, Sump-Basin, and Slab-On Grade.

Sealing

Radon entrance points are sealed. Primary Radon Entrance points are: The Sump Basin, Major Cracks, and Crawl-Spaces. If existing sump pump is a “Pedestal Style” Sump-Pump, it will need to be replaced with a new “Submersible Style” Sump Pump. This is to ensure a safe seal on the sump basin.

The Sump Basin can be sealed with a simple silicone sealant or can be “Mechanically Sealed” with gasket and bolts/screws for a more secure and professional look.

Diagnostic

Radon Mitigation is all about sub-slab air movement or “Pressure Field Extension”. The more of the sub-slab we can depressurize, the more effective the radon mitigation system will be. Advanced Diagnostics are done to appropriately size radon fan and determine suction-pipe location(s) for proper Radon Mitigation System Design. Diagnostics can be done with a Pitot-Tube and a Vacuum for advanced design or with the desired radon fan itself. This is particularly important when there is no drain-tile on older homes and we are moving air through the soil. The tighter the soil, the bigger the radon fan.

Suction

After the slab is sealed and the appropriate fan and piping is chosen, the Radon Fan is wired up and turned on. This begins the Radon Collection/Suction process.

The Radon Fan is the only part of the Radon Mitigation System with moving parts and the most important part of the system.

Venting

Radon Exhaust needs to be vented to the exterior of the home. The exhaust point needs to be 2’ above or 10’ away from any window or entrance to the home. Venting can be done on the exterior or through an attached garage. PVC is recommended but “Matching” Gutter-Downspout is acceptable.

It took him about 3 hours from start to finish, even though I did not have a sump basin for him to install the system. The work was clean and the fan is very quiet. Pre-install short-term levels were above 10 pCi/L. The numbers are now below 0.4 pCi/L. (Note: the World Health Organization recommends levels no higher than 2.7 pCi/L) I live in Greenfield, WI and the soil in southern WI is ripe with radon. Most of my friends and colleagues don't know about radon, but it is truly a silent killer. Radon is a colorless, odorless, and tasteless radioactive gas that forms from uranium decay. Radon is naturally present within rocks and soils. I have two relatives (one who lived in Minnesota for over 50 years and one who lived in Dane County for over 30 years) who died within the past decade from lung cancer; they never once smoked, never worked in construction, nor any job that would cause them to develop work-related lung cancer. However, the two of them enjoyed hanging out in their basement bars after work and during the weekends. Once they were diagnosed with lung cancer, their basements were tested for radon and they each had the following numbers: 14 pCi/L in MN home, 9 pCi/L in Dane home. Their lungs also had the telltale signs of radioactive damage from radon inhalation. Please do your own due diligence to determine whether it's worth it for the peace of mind in getting a mitigation system installed. The work was performed in 4 hours, and was masterfully done by Jerome, with the assistance of an electrician from Nelco Electric. Jerome did performance field extension testing to ensure that a right-sized radon fan would be used to ensure de-pressurization of the entire slab (if that had not been done, and a smaller radon fan was used instead of a larger radon fan, the result would have been a seriously compromised mitigation system). Jerome also sealed off the sump pump in the basement to ensure that the radon fan's suction power would not be diluted. He also installed (at my request) a moisture bypass so that moisture would not condense on the fan and drip into it (this lessens the lifespan of the radon fan). At the end of his work, he walked my wife and I through his indoor work and his outdoor work, and he promised a re-test in 2-3 weeks to ensure that the levels of radon gas have been reduced to a safe level.
